I made professional website and video. It's about fake software and in video looks like it works. Everything is unique.
Niche is not to saturated, it has about 50k monthly searches.
Should I sell it and what do you think how much can I get? $$

I doubt you could even sell it at all to be honest. Niches aren't worth anything really. It depends how much the site earns a month. Whatever it makes in a month, you could sell it for about twice that.

The only reason a niche ever gets sold is because it doesn't work or it barely generates any income. In which case it's not worth selling.
