If HELP1 is found replace with
This is the help sentence.

If HELP2 is found in the html document replace with
This is the second help sentence.

Could someone help me do this?

I don't understand what your saying. Text? That replaces the text and that's all you asked for.

What about if they're multiple instances of the text in question? Or even if OP wants to replace text like, "is" or "or"? Very common combination of letters in many words. Try harder.
