and if you win, you keep the profits for yourself
if you lose, then you're out

I think he wants to make more money. For example he has only $200 to invest. Then he borrows $100 from you. He can now invest $300 total. If you win then he takes 80% of your profit. That is $80. He will get $200+280 profit back. He now has $480. If he did not borrow the money, then he would have $400.
