Hey man I know one of the most popular sites for doing this is ipinfodb[.]com which does a pretty good job but it's not 100% accuracy, if you find a better one let me know
all website can track ip adress man
the way the ip's work is that they're actually looked up by a certain range based on what class they are, and show which ISP they belong to, which will get you your geographic data within a short range.

but the geographic data is representative of the ISP itself, not the actual user behind the IP. if you're talking about pinpointing as in getting an address, try harder. next time when logging, ask the user for location service permissions.

You can get the physical location as long as you have the longitude and latitude, if you use seeker you will get everything you would need to get the physical location then convert longitude/latitude to address its not hard.

until you find someone in small town like me, when the ISP location is like 50km away and it only shows my location as being 50km away as well.

Yes it does have limitations, however it will be more accurate then a standard reverse ip lookup.

No you do not, you can get a physical address using the longitude and latitude. With seeker you get everything you will need to get the physical location, however as Faith said it if you're in a small area it might not be as accurate.
