There is no right answer when it comes to mining. You either do it or you don't. Idk if investing directly in some coin would be better option since you'd have to be vigilant and trade it in order to gain profit while waiting for it to rise in price to gain even more (multiple coins are also an option).
If you go for GPU mining setup, then you can mine ETH while it's still Proof Of Work - mineable. After that you can switch to Raven coin since it has good profitability, at least for now.
Anyhow, when ETH goes to Proof Of Stage protocol, you will just switch to next best thing like everyone else.
If electricity is free, you can even mine Lite coin, Dash and similar, hold it and sell when they spikes up to gain profit.
That Nicehash miner looks like a great option for beginners since you just need to run it and it mines a random coin that is most profitable at the moment, it automatically converts it to and pays you up in bitcoin.

No, my friend owns a warehouse, the whole thing is 800 m2, is that enough?

800 m2 is pretty much the size of a futsal court, you should honestly have no problem with space. I would however also do some thinking about security, will you have any cameras in the warehouse?

That's the size of the whole building, the rigs will be in rooms which is 12m2 and some a little bit bigger, is that good enough?
Cameras will be there, but I am more worried about how hard it is to setup.

I don't know much about mining rigs in a technical sense, but logistically you should have no problem setting it up in a 12 m2 room.
I am purely making my opinion based by this video.

These are the GPUs I will go for
ASUS ROG STRIX GeForce RTX 3090 24GB Gaming OC (1)
ASUS TUF GeForce RTX 3090 24GB Gaming (5)
ASUS TUF GeForce RTX 3090 24GB Gaming OC (30)
The other ones will come at a later point, but I will start with these, what do you think about them? What should I mine?

got 4 L3++, they do their job with low current consumption. maximizing the profits.
